Mr. Gudobba called the meeting to order at 6:30 p.m.

APPROVAL OF AGENDA

Motion by Mr. Nickerson, supported by Mr. Consiglio, to approve the agenda as submitted. Motion carried.

Mr. Gudobba explained the procedure for a Public Hearing to be as follows: the petitioner will make comments, the public will have an opportunity to ask questions and the Planning Commission will have opportunity to make comments or ask questions.

Pertinent correspondence was read and entered into the record. Ms. Trombley noted that 65 notices were mailed to owners and occupants within 300 feet of the subject property and none were returned. Ms. Trombley read a letter into the record from Terry Nieman, 15820 Clinton River Road, Clinton Township, Michigan, stating he is opposed to the rezoning based on concerns that the traffic will increase, causing more accidents.

Phil Oliver, Mayflower Construction Company, 11425 Grayfield Street, Redford Township, Michigan 48239, representative, stated they have developed two other projects in the area and this one will be similar to those. He stated his opinion that additional traffic will not come through this subdivision.

Resident, 38478 Ammerst, Clinton Township, Michigan 48038, inquired as to the size of lots and value of the proposed homes.

Mr. Gudobba stated these homes will be on larger lots than the surrounding area. He added that this meeting is to discuss rezoning only.

Mr. Oliver stated the homes will range in size from1,800 to 2,200 square feet. He stated that he does not build "cheap homes".

Resident, 38750 Gainsboro, Warren, Michigan inquired as to whether a left turn light could be put up at Clinton River Road and Garfield to help with the traffic.

Mr. Gudobba stated that there has been a traffic study conducted. He added that the roads are regulated and maintained by the Macomb County Road Commission. He suggested that Mr. Cassin write a letter to the Macomb County Road Commission requesting that they review this matter.

Mr. Consiglio inquired as to the number of access roads for the proposed subdivision and if sidewalks will be required.

Mr. Cassin stated that the Planning Department tries to limit the number of access points. He added that sidewalks will be required for the subdivision.

Mr. Nickerson stated that the Planning Commission does not have authority to make the builder to meet stipulations that are over and above the ordinances requirements.

Mr. Oliver stated the homes will be 75% brick.

Mr. Gudobba stated for the record that this meeting was considering the rezoning only.

Motion by Mr. Consiglio, supported by Ms. O’Neal with reference to File #5506 and application from William R. Eldridge, Mayflower Construction Company, 2710 South Rochester Road, Rochester Hills, Michigan 48307, as represented by Phil Oliver, Mayflower Construction Company, 11425 Grayfield Street, Redford Township, Michigan 48239, concerning request for recommendation of approval for a rezoning from R-3 One-Family Residential to R-5 One-Family

Residential for 11.724 acres fronting the north line of Clinton River Road, between Hayes and Garfield Roads (Section 19), that recommendation be submitted to the Township Board for approval of the rezoning as requested. Roll Call Vote: Consiglio, O’Neal, Gudobba, Morrissette, Nickerson, Tomlinson, Trombley. Nay- None. Absent: Landa, Roach. Motion carried.

William S. Quinlan, Quinlan Associates, Inc., 31325 Harper Avenue, St. Clair Shores, Michigan 48082, representative, stated this will be the third warehouse.

Motion by Mr. Nickerson, supported by Ms. Trombley, with reference to File #5508 and application from Bob Kehrig, Structural Steel, Inc., 46670 Continental, Chesterfield Township, Michigan 48047, as represented by William S. Quinlan, Quinlan Associates, Inc., 31325 Harper Avenue, St. Clair Shores, Michigan 48082, concerning request for approval of Site Development Plan for Maxi-Mini Storage located on 2/81 acres of land fronting the west line of Gratiot Avenue, south of Easy Street (Section 1), that recommendation for approval of the Site Development Plan be submitted to the Township Board. Roll Call Vote: Aye- Nickerson, Trombley, Consiglio, Gudobba, Morrissette, O’Neal, Tomlinson. Nay- None. Absent: Landa, Roach. Motion carried.

Mr. Gudobba stated his opinion that the matter should be referred to the Landscape Committee for review.

Motion by Mr. Nickerson, supported by Mr. Morrissette, with reference to File #5511 and application from James Budziak, John Frank Development, P.O. Box 1184 Mt. Clemens, Michigan 48046, as represented by Frank Sattler, 19130 Florence, Roseville, Michigan, concerning request for approval of Tree Removal Plan for 1.084 acres and Lots 24-45, 47-51, 54-61 and Parcel B of Homestead Acres Subdivision (Section 26), that the Tree Removal Plan be referred to the Landscape Committee for their recommendation. Roll Call Vote: Nickerson, Morrissette, Consiglio, Gudobba, O’Neal, Tomlinson, Trombley. Nay- None. Absent: Landa, Roach. Motion carried.

REPORTS OF MEETINGS

Mr. Gudobba stated for the minutes of January 25th , Page 3 should read "Ferndale Street does not have an access".

Motion by Ms. O’Neal, supported by Mr. Consiglio, to approve the Report of Meetings from January 25, 2001 and February 8, 2001 with the correction to page 3 for the January 25, 2001 report. Motion carried.

DISCUSSION REGARDING NEXT MEETING

Mr. Cassin stated there are public hearings scheduled for the next meeting for property located at Holly & Gratiot for additional parking and another at located west of Garfield for rezoning from Residential to OS Office Service.

Motion by Mr. Nickerson, supported by Ms. O’Neal, to adjourn the meeting. Motion carried. Meeting adjourned at 7:10 p.m.
