Mr. Gudobba called the meeting to order at 6:30 p.m.
APPROVAL OF AGENDA
Mr. Gudobba stated that the Petitioner for Item #1 faxed a letter to the Planning Department on March 23, 2000 requesting that his petition be withdrawn.
Motion by Mr. Nickerson, supported by Mr. Roach, to approve the agenda with the deletion of Item #1 )Proposed Rezoning of 10.211 acres west of Garfield, north of 17 Mile Road from R-3 to SP-1). Motion carried.

Pertinent correspondence was read and entered into the record. Ms Trombley noted that 24 notices were mailed to owners and occupants within 300 feet of the subject property and none were returned.
James R. Donahue, 3690 Westrick Road, China, Michigan 48054, stated that MDOT is requesting that one of the driveways be removed because of their belief that all three buildings are involved in the Site Plan; however, he stated that the Site Plan involves two buildings.
Mr. Gudobba stated that the Planning Department is requesting approval from MDOT before the Planning Commission makes a recommendation. He added there are additional problems with the Site Plan and in his opinion the matter should be tabled until the Site Plan meets Township Ordinances.
Motion by Mr. Tomlinson, supported by Mr. Nickerson, with reference to File #5339 and application from James R. Donahue, 3690 Westrick Road, China, Michigan 48054, concerning request for approval of Special Land Use for used car sales in B-3 General Business District and Site Plan Approval for Donahue Used Car Sales located on Lots 298-300, Ascot Park Subdivision (Section 12), generally located fronting the east line of Gratiot Avenue, south of Joy Boulevard, that this matter be tabled based on recommendation from the Planning Department. Roll Call Vote: Aye- Tomlinson, Nickerson, Consiglio, Dedenbach, Gudobba, O’Neal, Roach, Trombley. Nay- None. Absent- Landa. Motion carried.

Pertinent correspondence was read and entered into the record.
Kevin Puma, Shoreview Electric, 22609 15 Mile Road, Clinton Township, Michigan 48035, representative, stated the request meets all Township Ordinances.
Mr. Tomlinson inquired as to the building south of the subject property.
Mr. Puma stated the building to the south is a new construction. He added his building will be similar. He stated the new building will upgrade the property.
Ms. Dedenbach inquired as to whether there will be an easement for access connecting the lots.
Ms. Sheridan stated the Petitioner and adjoining property owner have agreed to share a mutual driveway. The Petitioner has also "stubbed the maneuvering lane in front of the building to this north property line for future cross access.
Ms. Dedenbach stated her opinion that the easement should be in the rear of the property.
Ms. Sheridan stated the property to the south of the subject property is owned by Rudgate and they would have to agree to allow access to Rudgate Way.
Mr. Tomlinson stated that Rudgate will not agree to an easement.
Mr. Puma stated his opinion that an easement in the rear of the property is not necessary.
Mr. Gudobba inquired as to whether the petitioner will agree to putt an easement agreement in writing.
Mr. Puma stated he is agreeable to putting the easement in writing.
Motion by Mr. Tomlinson, supported Mr. Nickerson, with reference to File #5149 and application from Harry Puma, H&M Properties of Clinton Township, 20941 North Miles, Clinton Township, Michigan 48036, as represented by Kevin Puma, Shoreview Electric, 22609 15 Mile Road, Clinton Township, Michigan 48035, concerning request for recommendation for approval of Site Development Plan for Shoreview Electric located on Lots 494, Ingleside Farms Subdivision #3 (Section 22), generally located fronting the west line of Groesbeck Highway, north of Rudgate Way, that recommendation for approval be submitted to the Township Board subject to: 1) an agreement for the easement being written and signed by the Petitioner; and 2) putting concrete for the parking lot to the property line. Roll Call Vote: Aye- Tomlinson, Nickerson, Consiglio, Dedenbach, Gudobba, O’Neal, Roach, Trombley. Nay- None. Absent- Landa. Motion carried.
LOTS 6 & 7, CLINTON WEST INDUSTRIAL SUBDIVISION (SECTION 35)

Paul T. Newman, Integrated Industries, Inc., 33670 Lipke Avenue, Clinton Township, Michigan 48035, stated he is willing to answer questions.
Mr. Tomlinson inquired as to whether the outdoor storage and parking are the only changes to the Site Plan.
Ms. Sheridan stated, in addition to those changes, the petitioner is putting in landscaping on Stanton.
Ms. O’Neal stated there is a problem with the petitioner’s parking.
Mr. Newman stated the Site Plan will address the parking problem. He stated that the Plan provides an additional 5 or 6 parking spaces. Mr. Newman further stated that he is negotiating with Benny Sorrentino to purchase additional property for the purpose of expanding his off-street parking.
Mr. Gudobba stated his opinion that the outside storage area is in disarray. He added that the current parking leaves no access for emergency vehicles. He felt the petitioner could have taken care of these problems two years ago. He inquired as to whether the outside storage and parking problem will be corrected if the Site Plan is approved.
Mr. Newman stated that approval of the Site Plan will, for the most part, take care of the disarray in the outside storage and the parking problem.
Mr. Gudobba stated that the petitioner should not allow any parking by the island on his property.
Ms. Dedenbach stated that other Industrial areas in the Township have the same problem with parking.
Ms. O’Neal stated that most of the other Industrial areas are not surrounded by residential property.
Motion by Mr. Consiglio, supported by Ms. Trombley, with reference to File #3710 and application from Paul T. Newman, Integrated Industries, Inc., 33670 Lipke Avenue, Clinton Township, Michigan 48035, concerning request for approval of Revised Site Development Plan for Integrated Industries located on Lots 6 and 7, Clinton West Industrial Subdivision (Section 35), generally located at the southeast corner of Stanton Avenue and Lipke Avenue, that approval of the Revised Site Development Plan be granted. Roll Call Vote: Aye- Consiglio, Trombley, Dedenbach, Nickerson, Roach, Tomlinson. Nay- Gudobba, O’Neal. Absent- Landa. Motion carried.

Ken VanHoelst, P.E., 30320 Kelsey, Warren, Michigan 48092, representative, stated he is willing to answer questions.
Mr. Gudobba stated that the outside storage is in disarray.
Mr. Vanhoelst stated that some of the material is for the addition and some are scrap parts.
Mr. Gudobba stated that after the addition is done the storage should be cleaned up. He added that there is a metal ramp on the concrete and should be removed.
Motion by Ms. Trombley, supported by Mr. Nickerson, with reference to File #3293 and application from Dennis LaPorte, LFM Enterprises, Inc., 33526 Kelly Road, Clinton Township, Michigan 48035, as represented by Ken VanHoelst, P.E., 30320 Kelsey, Warren, Michigan 48092, concerning request for approval of Revised Site Development Plan for LaPorte Industries, Inc., located on Lots 11, 12 and 13, Supervisor’s Plat of Kelly-Groesbeck Acres (Sections 32/33), generally located fronting the east line of Kelly Road, north of 14 Mile Road, that approval of the Revised Site Development Plans be granted. Roll Call Vote: Aye- Trombley, Nickerson, Consiglio, Dedenbach, Gudobba, O’Neal, Roach, Tomlinson. Nay- None. Absent- Landa. Motion carried.
DISCUSSION REGARDING NEXT MEETING
Ms Sheridan stated that there is a request for rezoning on the next agenda.
