Mr. Gudobba called the meeting to order at 6:30 p.m.

APPROVAL OF AGENDA

Motion by Mr. Roach, supported by Mr. Landa, to approve the agenda as submitted. Motion carried.

Pertinent correspondence was read and entered into the record. Ms. Trombley noted that 18 notices were mailed to owners and occupants within 300 feet of the subject property and two were returned.

Mr. Gudobba explained the procedure for a Public Hearing to be as follows: the petitioner will make comments, the public will have an opportunity to ask questions and the Planning Commission will have opportunity to make comments or ask questions.

Gregory Iacobelli, Concorde Associates, L.L.C., 51435 Industrial Drive, Macomb Township, Michigan 48042, stated he plans to combine parcels and develop as condominiums.

Kevin Bricken, Newage Design, 400 W. Big Beaver, Rochester, Michigan 48307, stated they will build condominiums with a new concept.

Mr. Gudobba stated for the record that no one from the public was present for the public hearing.

Mr. Tomlinson stated the hearing is for rezoning only. He inquired as to whether the units will be rentals or for sale.

Mr. Iacobelli stated the land will be developed as condominiums for sale.

Mr. Roach inquired as to the exterior of the building.

Mr. Iacobelli stated the development will be upscale condominiums with a brick exterior.

Ms. Dedenbach inquired as to whether rezoning or site plan applications for this property previously came before the Planning Commission.

Mr. Cassin stated that another petitioner submitted a request for rezoning to SP1 for a nursing care facility.

Mr. Gudobba inquired as to the number of stories the petitioner is planning to develop.

Mr. Iacobelli stated he plans to develop 3 story condominiums.

Mr. Landa stated his opinion that he would favor a 3 story building.

Mr. Gudobba stated that the zoning allows 3-10 stories and the Planning Commission does not have the authority to restrict the stories if the zoning is approved.

Motion by Ms. Trombley, supported by Mr. Consiglio, with reference to File #5429 and application from Gregory Iacobelli, Concorde Associates, L.L.C., 51435 Industrial Drive, Macomb Township, Michigan 48042, concerning request for recommendation for approval of proposed rezoning from RML Multiple-Family Residential (Low-Rise) to RMH Multiple-Family Residential (High-Rise) for 9.22 acres of land fronting the north line of 19 Mile Road, east of Hayes Road (Section 6), that recommendation for approval of the proposed rezoning be submitted to the Township Board. Roll Call Vote: Aye- Trombley, Consiglio, Dedenbach, Gudobba, Landa, O誰eal, Roach, Tomlinson. Nay- None. Absent- Nickerson. Motion carried.

Michael McClain, Webber Development Co., L.L.C., 33414 Kelly Road, Clinton Township, Michigan 48035, stated he was willing to answer questions.

Mr. Tomlinson inquired as to whether this was a spec building or if there is a prospective tenant.

Mr. McClain stated there is a tenant.

Motion by Mr. Consiglio, supported by Ms. O誰eal, with reference to File #5433 and application from Michael McClain, Webber Development Co., L.L.C., 33414 Kelly Road, Clinton Township, Michigan 48035, concerning request for recommendation of approval of Site Development Plan for Lot 9, Liberty Industrial Building #9 (Section 1), generally located fronting the east line of Morley Drive, south of Hall Road, that recommendation for approval of the Site Development Plan be submitted to the Township Board. Roll Call Vote: Aye- Consiglio, O誰eal, Dedenbach, Gudobba, Landa, Roach, Tomlinson, Trombley. Nay- None. Absent- Nickerson. Motion carried.

Eric Wheatley, Project Manager, Mount Clemens General Hospital, 1000 Harrington Boulevard, Mount Clemens, Michigan 48043, representative, stated the proposed parking lot is to support the new office building that was built a year ago. He added this is part of the long term parking lot project.

Motion by Mr. Tomlinson, supported by Mr. Landa, with reference to File #4148 and application from Karen Shammas, COO, Mount Clemens General Hospital, 1000 Harrington Boulevard, Mount Clemens, Michigan 48043, as represented by Eric Wheatley, Project Manager, Mount Clemens General Hospital, 1000 Harrington Boulevard, Mount Clemens, Michigan 48043, concerning request for approval of Revised Site Development Plan for Mount Clemens General Hospital Parking Lot located on Lots 1-5 of Yeaman痴 Subdivision (Section 15), generally located fronting the north line of Harrington Boulevard, east of Groesbeck Highway, that approval of the Revised Site Development Plans be granted. Roll Call Vote: Aye- Tomlinson, Landa, Consiglio, Dedenbach, Gudobba, O誰eal, Roach, Trombley. Nay- None. Absent- Nickerson. Motion carried.

Maria Grillo, Grillo Properties Co., L.L.C., 23309 Quinn, Clinton Township, Michigan 48035, stated the Planning Department told her to obtain a letter from the adjoining property stating that they would prefer a berm to a wall.

Motion by Mr. Landa, supported by Mr. Consiglio, with reference to File #5354 and application from Maria Grillo, Grillo Properties Co., L.L.C., 23309 Quinn, Clinton Township, Michigan 48035, concerning request for wall waiver for Lincoln Office Plaza located on 6.32 acres of land south of 18 Mile Road, east of Hayes Road (Section 7), that recommendation for approval of the wall waiver be submitted to the Township Board. Roll Call Vote: Aye- Landa, Consiglio, Dedenbach, Gudobba, O誰eal, Roach, Tomlinson, Trombley. Nay- None. Absent- Nickerson. Motion carried.

 

DISCUSSION REGARDING NEXT MEETING

Mr. Cassin stated that the Landscape Committee will meet with Temo regarding their tree removal program and if an agreement is reached, the matter will be on the next agenda.
