Mr. Gudobba called the meeting to order at 6:30 p.m.
APPROVAL OF AGENDA
Motion by Mr. Landa, supported by Mr. Roach, to approve the agenda as submitted. Motion
carried.
Mr. Gudobba explained the procedure for a Public Hearing to be as follows: the petitioner will make comments, the public will have an opportunity to ask questions and the Planning Commission will have opportunity to make comments or ask questions.

Pertinent correspondence was read and entered into the record. Ms. Trombley noted that 92 notices were mailed to owners and occupants within 300 feet of the subject property and one was returned.
Rosario Curcuro, 54605 Queensborough, Shelby Township, Michigan 48317, stated she was willing to answer questions.
Dorothy Krass, 36360 Moravian, Clinton Township, Michigan 48038, stated she would prefer to have condominiums built on this property instead of a commercial development.
Mr. Morrissette inquired as to the number of units that could be built on this property.
Mr. Cassin stated that seven units per acre could be built on the property.
Motion by Ms. O誰eal, supported by Mr. Landa, with reference to File #5536 and application from Rosario Curcuru & Joseph Biondo, 54605 Queensborough, Shelby Township, Michigan 48317, concerning request for recommendation for approval of rezoning from R-3 One Family Residential to RML Multiple Family Residential (Low-Rise) for 3.28 acres of land fronting the west line of Garfield Road, north of Faulman (Section 30), that recommendation for approval of the rezoning be submitted to the Township Board. Roll Call Vote: Aye- O誰eal, Landa, Consiglio, Gudobba, Morrissette, Roach, Tomlinson, Trombley. Nay- None. Absent- Nickerson. Motion carried.

Pertinent correspondence was read and entered into the record.
Joseph Paluzzi, MHB, Inc., P.O. Box 5945, St. Clair Shores, Michigan 48080, representative, stated the petitioner plans to build a 20,000 square foot industrial development. He will occupy 20% of the building with his office.
Mr. Tomlinson inquired as to whether the petitioner will agree to an access easement on the north side of the property.
Mr. Paluzzi stated he is agreeable to an access easement both on the north and south sides of the property.
Mr. Gudobba stated that the petitioner should show the easements on the plans before they are submitted to the Township Board.
Mr. Tomlinson inquired as to why the Site Plan shows so many doors.
Mr. Paluzzi stated they plan to have 15 tenants and have shown doors for them.
Mr. Cassin stated that if the doors are shown on the Site Plan, the petitioner must have water and sewer taps for each.
Mr. Paluzzi stated he will talk to the engineers regarding this matter.
Mr. Gudobba inquired as to whether the petitioner has met with the surrounding owners to limit the number of ingress and egresses.
Mr. Paluzzi stated he has met with the owners and not all are agreeable to easements.
Motion by Ms. Trombley, supported by Mr. Landa, with reference to File #5431 and application from Joseph Pavone, J.P. Properties, LLC, P.O. Box 5945, St. Clair Shores, Michigan 48080, as represented by Joseph Paluzzi, MHB, Inc., same address, concerning request for approval of Site Development Plan for Autumn Industrial Park, located on Lot 486, Ingleside Farms Subdivision 3# (Section 22), generally located west of Groesbeck Highway, south of Harrington, that recommendation for approval of the Site Development Plan be submitted to the Township Board, subject to the petitioner showing the north side access easement on the Site Plan. Roll Call Vote: Aye- Trombley, Landa, Consiglio, Gudobba, Morrissette, O誰eal, Roach, Tomlinson. Nay- None. Absent- Nickerson. Motion carried.

Mr. Gudobba stated that the petitioner was not present.
Mr. Cassin stated the address and telephone number given for the petitioner to the Planning Department is not correct.
Motion by Mr. Roach, supported by Mr. Morrissette, with reference to File #5191 and application from Philip Leone, P. & L. Investments, 52195 Van Dyke, Shelby Township, Michigan 48317, concerning request for recommendation for approval of required masonry wall for P & L Investment Industrial Buildings located on 4.4 acres of land fronting the north line of Stark Drive (east of Elizabeth), west of Groesbeck Highway (Section 2), that the matter be tabled until the petitioner is present. Roll Call Vote: Aye- Roach, Morrissette, Consiglio, Gudobba, Landa, O誰eal, Tomlinson, Trombley. Nay- None. Absent- Nickerson. Motion carried.
DISCUSSION REGARDING NEXT MEETING
Mr. Cassin stated that there is a rezoning application for a parcel on 15 Mile Road east of Hayes, from Single Family to RMH Multiple-Family Residential (High-Density) for the stated purpose of developing a senior center.
