Ms. Trombley called the meeting to order at 6:30 p.m.

Ms. Trombley stated she will be the acting Chairman and Mr. Landa will be the acting Secretary.

APPROVAL OF AGENDA

Motion by Mr. Nickerson, supported by Mr. Landa, to approve the agenda as submitted. Motion carried.

Ms. Trombley explained the procedure for a Public Hearing to be as follows: the petitioner will make comments, the public will have an opportunity to ask questions and the Planning Commission will have opportunity to make comments or ask questions.

 

3.37 ACRES OF LAND FRONTING THE NORTH LINE OF 15 MILE ROAD, EAST OF HAYES ROAD (SECTION 30)

Pertinent correspondence was read and entered into the record. Mr. Landa noted that 29 notices were mailed to owners and occupants within 300 feet of the subject property and none were returned.

William Thompson, Lehner Association, Inc., 17001 19 Mile Road, Suite 3, Clinton Township, Michigan 48038, stated the petitioner plans to build the development 500 feet east of Hayes on 15 Mile Road. He added that he is willing to answer questions.

Ms. Trombley stated for the record that no one from the public was present for the meeting.

Mr. Morrissette stated that this meeting is for rezoning only.

Motion by Mr. Landa, supported by Ms. O’Neil, with reference to File #5546 and application from Damiano Dimercurio, Dilusso Building, Inc., 13000 Janine Court, Shelby Township, Michigan 48315, as represented by William Thompson, Lehner Association, Inc., 17001 19 Mile Road, Suite 3, Clinton Township, Michigan 48038, concerning request for recommendation for approval of rezoning from R-3 One-Family Residential to RMH Multiple-Family Residential (High-Rise) for 3.37 acres of land fronting the north line of 15 Mile Road, east of Hayes Road (Section 30), that recommendation for approval of the rezoning be submitted to the Township Board. Roll Call Vote: Aye- Landa, O’Neil, Consiglio, Morrissette, Nickerson, Trombley. Nay- None. Absent- Roach, Tomlinson. Motion carried.

Pertinent correspondence was read and entered into the record.

Philip Leone, P. & L. Investments, 11414 Heatherwood, Clinton Township, Michigan 48317, stated he wanted to apologize for not being at the previous meeting, he is moving and did not receive the notice for the meeting.

Mr. Cassin stated that the petitioner owns lots 1 &4 of Groesbeck Ponds subdivision and plans to develop those as light industrial and when those are developed the wall waiver will not be necessary. He added that the Planning Department is recommending a one year wall waiver or when the adjoining property becomes developed as industrial.

Mr. Morrissette inquired as to whether there is a record of ownership for the adjoining property.

Mr. Cassin stated that the transfer has not been certified.

Motion by Mr. Morrissette, supported by Mr. Nickerson, with reference to File #5191 and application from Philip Leone, P. & L. Investments, 11414 Heatherwood, Clinton Township, Michigan 48317, concerning request for recommendation for approval of required masonry wall for P & L Investment Industrial Buildings located on 4.4 acres of land fronting the north line of Stark Drive (east of Elizabeth), west of Groesbeck Highway (Section 2), that recommendation for approval of a one year wall waiver be submitted to the Township Board. Roll Call Vote: Aye- Morrissette, Nickerson, Consiglio, Landa, O’Neal, Trombley. Nay- None. Absent- Roach, Tomlinson. Motion carried.

DISCUSSION REGARDING NEXT MEETING

Mr. Cassin stated there are two rezonings, one at Hall Road east of Gratiot and one north 17 Mile Road west of Gratiot.

Motion by Mr. Nickerson, supported by Mr. Morrissette, to adjourn the meeting. Motion carried.
