Ms. Trombley stated she will be acting Chairman in Mr. Roach’s absence and Mr. Landa will be acting Secretary.
Ms. Trombley called the meeting to order at 6:32 p. m.
APPROVAL OF AGENDA
Motion by Mr. Landa, supported by Ms. Trombley, to approve the agenda as submitted. Motion carried.
Ms. Trombley stated that the petitioner for Item #2 is not present and will be present after Item #3.

Tony Dellicolli, Cityscape Architects, Inc., 33730 Freedom Road, Suite 200, Farmington, Michigan 48335, representative, stated he was willing to answer questions.
Mark Russell, Russell Construction, 108 North Center, Suite 204, Northville, Michigan, representative, stated there will be two entrances with special paving material. He stated they are proposing a low masonry wall instead of the required 30inch berm. He stated they will address the signage at a later date. He added that the plans exceed the landscape requirements.
Mr. Morrissette stated his opinion that this will be a nice building. He inquired as to why the petitioner is addressing the signage at a later date.
Mr. Russell stated the signage has not been designed. He stated they will meet the sign ordinances.
Mr. Cassin stated that the signage will be addressed by the Building Department.
Mr. Dellicolli stated they have to meet with the clients to finalize.
Mr. Tomlinson inquired as to why there will be different brick.
Mr. Russell replied that the different brick will indicate that the customers are entering a "special place".
Mr. Gerlando inquired as to the material for the outside of the building.
Mr. Dellicolli stated the building will be steel with 80% being brick and some block on the back of the building. He added that the design will be that of the Harley Davidson factory.
Mr. Gerlando inquired as to whether that petitioner plans to display motorcycles at the site.
Mr. Dellicolli stated that the petitioner will not display motorcycles but there will be customers who will park their motorcycles at the store.
Motion by Mr. Gerlando, supported by Mr. Morrissette, with reference to File #5587 and application from Charles R. Riley, Charles Riley Properties, LLC, 1625 South Gratiot Avenue, Clinton Township, Michigan 48036, as represented by Tony Dellicolli, Cityscape Architects, Inc., 33730 Freedom Road, Suite 200, Farmington, Michigan 48335, and Mark Russell, Russell construction, 108 North Center, Suite 204, Northville, Michigan, concerning request for approval of Site Development Plan for Wolverine Harley Davidson Dealership located on Lots 17,18 and 19, North Gratiot Heights Subdivision (Section 1), generally located fronting the east line of Gratiot Avenue, south of Hall Road, that recommendation for approval of Site Development Plan be submitted to the Township Board. John Vesper, Rosewood Center, Inc. 42100 Garfield Road, Clinton Township, Michigan 48038, stated he was willing to answer questions.
Mr. Morrissette inquired as to whether there will be a service drive in front of Rudgate or Weyburn.
Mr. Cassin stated that the petitioner is allowing for 30 feet on the site plan for connection towards the Police Department.
Mr. Tomlinson stated that the property that adjoins the petitioners will have to be developed with the front of the building facing the back of the petitioner’s building.
Mr. Vesper stated that because of the required setbacks the Fire Department will only allow for the adjoining property owner to build that way.
Mr. Tomlinson stated his opinion that this will not look appealing.
Mr. Gerlando inquired as to the number of units in each building and the type of exterior the buildings will have.
Mr. Vesper stated the exterior will be decorative block and there will be 5 units in each building.
Mr. Cassin stated that the Fire Department may allow for a 12 foot setback so that the adjoining property could be developed with the front of the building facing out.
Motion by Mr. Morrissette, supported by Mr. Gerlando, with reference to File #5572 and application from John Vesper, Rosewood Center, Inc., 42100 Garfield Road, Clinton Township, Michigan 48038, concerning request for approval of Site Development Plan for Eagle Park South located on Lot 483, Ingleside Farms Subdivision #3 (Section 1) generally located fronting the west line of Groesbeck Highway, north of Weybridge Drive, that recommendation for approval of the Site Development Plan be submitted to the Township Board. Roll Call Vote: Aye – Morrissette, Gerlando, Landa, Matway, Tomlinson, Trombley, Weiss. Nay – None. Absent – O’Neal, Roach. Motion carried.

Patrick Findlan, A.I.A., Lehner Findlan Architects, L.L.C., 17001 19 Mile Road, Suite 3, Clinton Township, Michigan 48038, representative, stated that the proposed development will be on 15 Mile Road between Hayes and Utica Road. There will be 69 one and two bedroom units. He added the plans exceed the minimum lot size and parking requirements.
Mr. Landa inquired as to the sizes of the apartments.
Mr. Findlan stated the one-bedroom units will be 681 square feet and the two-bedroom units will be 1,005 square feet. He added there will not be carports.
Mr. Gerlando inquired as to whether this will be a senior assisted living facility.
Mr. Findlan stated the development will be rented apartments with a restriction on the age of the tenant.
Damiano Dimireuiro, Dilusso Investment Company, 13000 Janine, Shelby Township, Michigan 48315, stated there will be no governmental assistance for help with the rent.
Mr. Cassin stated that the site plan has a area reserved for additional parking if the development changes uses.
Motion by Ms. Trombley, supported b Ms. Weiss, with reference to File #558 and application from Damiano Dimireuiro, Dilusso Investment company, 13000 Janine, Shelby Township, Michigan 48315, as represented by Patrick Findlan, A.I.A., Lehner Findlan Architects, L.L.C., 17001 19 Mile Road, Suite 3, Clinton Township, Michigan 48038, concerning request for recommendation of approval of Site Development Plan for Senior Center Apartments of Clinton Township located on 3.37 acres of land fronting the north line of 15 Mile Road, east of Hayes Road (Section 30), that recommendation for approval of the Site Development Plan be submitted to the Township Board. Mr. Gerlando inquired as to where the property is located.
Mr. Allen stated his property is located next to the Moose Lodge.
Ms. Trombley stated that the owners of the Moose Lodge were agreeable to the outside storage at the Zoning Board of Appeals meeting.
Mr. Morrissette inquired as what type of materials that petitioner plans to store outside.
Mr. Allen stated he will store construction equipment.

Mr. Morrissette inquired as to whether the site plan allows for storage in the front.
Mr. Cassin stated there will be a display in the front with a sixty foot setback.
Mr. Heiderer stated there will be a fence in the front and the house will be removed.

Mr. Cassin stated there will be site plan approvals and Election of Officers.
